Sash Cord Repairs

Sash Cord broken or missing? Will your window only stay up by using a stick to prop it open? Does it require a huge effort to slide your windows up or down? Or have you just given up using the window?

The ropes connect to counter-balance weights inside the window frame and need to be correctly calibrated. We will take the window out, fix it all up and get it moving perfectly again. We can visit free of charge to give a full assessment of what remedial work is required.

Sash Window Fasteners

If your sash window is rattling in the wind and / or draughty it maybe because the top half and bottom half of the window are not closing tightly against each other. Does your window either have no fastener to close your window or is it old and rusty? Maybe it’s there but doesn’t close the window. Over time with windows of this age often the top half and bottom half of the window become misaligned and the fastener can no longer close. We can fit new polished brass fasteners to not only allow the window to be locked but to look beautiful too!

Security Locks for Windows or Doors

It’s an easy thing to overlook but can be costly. If your windows are at ground level or easy to reach from the outside you can have peace of mind by having easy-to-operate push locks fitted to your windows. Often they can be installed with a closed position as well as open but locked positions. This allows for ventilation whilst keeping the window securely locked. If requiring multiple locks we will ensure they all operate from one key.

Sash Balance Repairs

Sash balances are the more modern alternative to sash cords. They are tube-like devices which run inside the edge of the window (see photo) and provide the required tension to allow the window sash to move easily up and down. When these malfunction they need to be replaced. We will visit to assess and ensure that the correct new balances are ordered and installed so that you can get your windows sliding up and down smoothly again.

Security Stays

For timber, aluminium or uPVC windows. The existing hinge or stay fittings of the window may allow the window to open fully. Good for lots of fresh air but not good security. Security Stays have the handy feature (when properly installed) that they can be set to operate in two ways. They can be set to allow the window to be opened just enough for letting air in but not enough to let any intruder gain access. They can also be disengaged but only by you from the inside. This lets you open the window as much as you like but when you go out the stay can be set to security mode again. It’s a simple click on or click off operation. These must be installed correctly - we have seen many which are incorrectly installed and so don’t allow the two modes of operation.

Handles

If you can feel a draught coming in through a closed window then it is most likely that the handles are not closing the window tightly enough. They tend to work loose after a few years use.

Colin is very knowledgeable about his craft and takes care to offer a professional service. He communicates well, and if he is going to be a little delayed in arriving he lets you know. He works hard and clearly takes pride in a job well done. I would recommend him to others seeking window sash repairs.

Helen Wyn - Mt Cook

Colin made a wonderful job of repairing three old double-hung sash windows in my Te Aro apartment. Each window had its own set of problems and Colin was able to return them all to easy operability with the installation of new sash cords, additional weights to re-calibrate them following some re-glazing, and some brush-seal to deal to the rattling.

Colin provided a highly professional service with excellent workmanship and great communication - and, all at reasonable cost. I highly recommend Colin to anyone who loves the old double-hung sash windows and wants theirs to be treated kindly. I am hoping to engage Colin’s services again in the new year for repairs to another troublesome window or two.

Kay MF Te Aro

Julia Agar, Northland

We recently had the windows in our house retrofitted with double glazed windows. We had two Sash windows that could not be opened due to the heavier weight of the window pane. Colin came to the rescue and done an amazing job, replacing the Sash ropes, adding the required weights to make the window operational again, and also replaced the catches with new gold ones. Colin was extremely polite and proffessional. There was no mess left behind and the windows look brand new. Highly recommend Wilton Windows for this service.

Shyam Masala, Hataitai

Colin is fantastic with sash windows, ours are now operating much, much better! And we are now healthy homes compliant.

Polly Miller, Mt Cook

Repair was made to two early last century sash cord windows. The work needed surrounding architraves and beading to be removed as well as the windows to access the sash cord and counterweights. Removing old paint, sanding, painting, refitting sash cord and weights, draft-strips, windows and surrounding timber sections. A very impressive job and the windows operate like new.

Vaughan Crimmins, Karori

Colin replaced all of the sash cords in our early 1900s home. Very professional, did an excellent job and a pleasure to deal with. Our windows are fully operational again. They are a delight to use after years of clunky operation. Would not hesitate to use Colin again. Highly recommend.

Great to have an expert in double hung windows to fix them. Our house is over 100 years old and has original windows in several rooms which we’d like to think will still be working in 100 years. Colin is well organised and experienced, providing a trusted service.

S Snively, Kelburn

Quality job, done very tidily in the timeframe promised.

Paul Chambers, Kelburn

We had some double glazed windows fitted into sash windows but were not told by the company that they would be too heavy to open once fitted which was annoying. Lucky for us Colin came & fitted new weights & locks to the windows. Given they were so old, he had to problem solve a lot of issues in an old villa. Colin was calm, professional, informative & went the extra mile to make sure we got the result we wanted. He even fixed up some of damage from the window guys. I only wish I had got him involved at the start of the job. Thank you Colin. We would have no hesitation to recommend Colin to others.

Nadine / John Coulter, Hataitai
